B & B Casale Colleoni, is in the heart of Villa Adriana, just 1 minute from Hadrian’s Villa UNESCO site and a few minutes away from the town of Tivoli. It is also close to Terme di Roma, famous for spa treatments. It is a perfect solution for people wishing to visit both Tivoli and Rome; they can take advantage of the vibrant Roman nightlife and of the typical Tiburtine evenings. From the windows of the Casale you can admire of the most beautiful views of Tivoli, observing the ancient cypress trees which surround our Bed & Breakfast. Casale Colleoni has a historical importance: it is inserted by roman architect Piranesi, in the buildings of Villa Adriana, the "Pantanello lake" has been a research field for years by the British Museum, finally inside the house it is possible to admire a paintign roman schoolfrom Giotto ('200) "Madonna in Throne with Pearls and Sains".
Location
Casale Colleoni B & Bis located in the heart of a 10-hectare property. It is divided into two areas: a private home where the owners live, and the other part for guests only, consisting of 2 Suites (Villa Adriana and Villa D'Este) and of a Standard Room (Villa Gregoriana).
- The Suites (Villa Adriana and Villa D'Este) are mini apartments of about 40 sqm: a living room with sofa bed, a double bedroom and the bathroom. Maximum capacity 4 people. They are located on the 1st and 2nd floor.
- The standard room (Villa Gregoriana) has two single beds (possibility of joining them together but with 2 single mattresses) and an adjoining bathroom for the exclusive use of the same; it is located on the 2nd floor.
Points of Interest
- children up to the age of 10;
- employees employed for reasons of service attested by the employer;
- students who stay for study reasons or for periods of professional training certified by their respective universities, schools or training institutions, who stay longer than three days;
- the residents of the Municipality of Tivoli;
- the patiens, who must carry out medical examinations, treatments or therapies in day hospital at health facilities, as well as those who care for patients admitted to health facilities, on the basis of one companion per patient. In the case of patients under the age of eighteen both parents are exempt. The patient or carer will have to declare, on a special form prepared by the Municipality and provided by the manager of the accommodation facility, in accordance with articles 46 and 47 of the D.P.R. n. 445 of 2000 and subsequent amendments, that the stay at the accommodation facility is aimed at receiving health services from the patient or being able to provide assistance to the patient;
- the subjects that lodge in receptive structures as a result of measures adopted by public authorities, to face situations of a social as well as emergency nature consequent to calamitous events or extraordinary nature or for the purpose of humanitarian relief;
- volunteers who serve on the occasion of calamity;
- coach drivers and tour leaders who provide assistance to groups organized by travel and tourism agencies. The exemption applies to each coach driver and one tour leader for every 25 participants; staff belonging to the State police and other armed forces who carry out public order and security activities, as defined in the Consolidated Public Safety Act R.D. June 18, 1931, n. 773, and to the subsequent Implementing Regulation pursuant to R.D. 6 May 1940, n. 635.
- The tax does not apply after the sixth night of accommodation

Few words to introduce our Family, if you wish to come and visit us as Guests. The Casale is set within an estate of 10 hectares, mainly cultivated with cereals, which belongs to an area dedicated to agriculture and focused also on tourism. Tivoli has two Unesco Sites part of World Heritage: Villa Adriana and Villa d’Este; and also Villa Gregoriana which is a Fai site.
Rome is about 25 km away, and can be easily reached via the highway, whose entrance is 1 km away.
The building is reported in the plan of Piranesi (XVIIIth century)with the name Casale De Angelis; since almost one hundred years belongs to the Colleoni family. It is located in the lower area of the archaeological siteof Hadrian's Villa and its foundations date back to the times of Hadrian (II century AD).
Near the present entrance there is a vaulted Crypt of hadrianic times, on top of which in medieval times a tower was built: today is “hidden” in the masonry, but during the last works of renovation gibelline battlements in the shape of a dovetail were discovered. Subsequent alterations led to the present appearance of the Casale.
Our family feels very privileged to live in this place.The surrounding Roman countryside and the gardens rich of slowly flowing waters provide an incredibly calm and peaceful environment that the Colleoni wish to share with their Guests.

Tourism: useful information
TIVOLI: its origin is uncertain; the Romans believed that the city had been founded by the Sicilians. Conquered by Marcus Furius Camillus in 308 BC, Tivoli ("Tibur") became a Roman city and always was loyal to Rome. Located in the Aniene Valley at 230 m in height, had famous temples and in Roman imperial times was a fashionable site for vacation, where powerful and famous Roman personalities built magnificent villas. In late Antiquity and the early Middle Ages became a Byzantine Duchy, then it was part of the Holy Roman Empire and finally became a free city in 1816 when it was enclosed into the Papal State. It suffered serious destruction during World war II. From it famous quarries of travertine came the blocks that were used to build the most important monuments of Rome. Tivoli is worldwide famous for having two UNESCO sites: the magnificent Villa d'Este and the monumental complex of Hadrians’ Villa (Villa Adriana)
